Copenhagen City Hall has given the green light to one of the largest land releases in a decade, opening up 430 new plots across Amager Fælled and the up-and-coming Sundmolen district in Nordhavn. The scheme, announced Friday, kicks off next month and is set to target local families, community housing groups, and certified green developers.
The timing of this release is deliberate. Soaring property prices—average apartments in central Copenhagen now hit DKK 63,000 per sqm, according to Ejendomstorvet.dk—and long waiting lists for family-friendly housing have ignited pressure on city leaders. Oslo Plads and Kalvebod Brygge have seen stiff competition among first-time buyers this year. Tightening supply in certain neighbourhoods is pushing more Copenhageners out to the suburbs or into expensive rentals. The city hopes opening new building land will help slow the spiral.
The new plots span two distinct areas: 220 family-sized plots on the southern edge of Amager Fælled, and 210 smaller, mixed-use sites in Nordhavn. According to Copenhagen Municipality’s technical administration, applicants must prove five years’ residency within Greater Copenhagen or be registered with a qualifying cooperative (andelsboligforening) based in the city. Community-led projects—like those overseen by Fælleshus Amagerbro—get priority for up to 30% of the total allocation, while certified green developers, such as By & Havn’s eco-project partners, may access dedicated lots in the Nordhavn cluster. Proof of Copenhagen address and evidence of mortgage pre-approval are mandatory at the first application stage.
Copenhagen Business Hub has been tasked with managing the new digital portal. Applications open August 5 and remain live until September 1. Each plot will carry fixed base prices, ranging from DKK 1.2 million for Amager Fælled family sites to DKK 1.9 million for fully serviced Sundmolen lots. For reference: a standard 90 sqm apartment in Østerbro now costs upwards of DKK 5.5 million, according to Boligsiden’s May 2026 figures.
This land release is projected to accommodate up to 1,300 residents and bring around 80,000 sqm of new-built floor space by late 2028. City officials cite evidence from the previous Valby Have allotment, where direct sales to resident associations shortened build-times by nearly 11 months and saw an unprecedented 88% of new units occupied within a year. The municipality expects much the same at these new sites.
Those hoping to apply need to gather supporting documentation now. The portal—accessible via borger.dk from August—will require electronic NemID log-in, proof of residence, and where applicable, cooperative bylaws or green certification credentials. Housing officer Lise Hvid from Bydelsforvaltningen confirms paper applications won’t be accepted. Conditional offers are expected to be issued by late October, with lot draws for oversubscribed sites set for the week of November 4. Full terms, maps, and eligibility details are now live on the kommunal website.
For Copenhageners with stable city connections, a green building vision, or a stake in community housing, this release could be the city’s best new opportunity in years. But with high demand already reported, experts advise acting quickly—and reading the eligibility small print twice.
