Transactions for single-level apartments in Hellerup and Gentofte rose 15 percent in the first six months of 2026 compared with the same period in 2025, according to figures from the Danish Property Register.
The pattern reflects an older cohort leaving larger flats in Østerbro and Frederiksberg as maintenance costs climb and central prices remain above 65,000 kroner per square metre.
Many of the new buyers have settled along Jægersborg Allé in Gentofte or near Hellerup Station, where two-bedroom units with lift access sit within 400 metres of the S-train and local clinics. The Copenhagen Municipality’s senior housing advisory service has recorded a 22 percent increase in enquiries from residents aged 65 and over since January.
Gentofte Kommune processed 87 downsizer purchases between February and June, while neighbouring Lyngby saw 64. Both areas offer ground-floor or first-floor units at average prices of 5.8 million kroner, roughly 1.2 million kroner below comparable central options. Proximity to the new light-rail extension at Nærum and the existing metro link at Lyngby have been cited in local planning documents as key factors.
Current listings on Boligsiden show 31 units under 90 square metres in the two postcodes with energy labels A or B, a requirement for many mortgage products after the 2025 rule changes. Buyers are advised to verify service fees and proximity to the Gentofte Hospital outpatient unit before signing, as these elements now appear most often in recent sales contracts. Local agents expect further stock to reach the market after the summer holiday period.
